Building it right
This has been working land for years before it was ever a listing. The family that owns it has spent that time on the slow work restoration takes — not developed, not paved over. BnBnCountry sits on a private parcel right next to it. No highway hum, no neighbor's porch light.
BnBnCountry and Hunt My Ranch sit on the same Navarro County land, run as two different things. This one is the stay — a private cottage, hiking and e-bike trails, quiet. Hunt My Ranch is a separate, corporate-style guided hunt program on the adjoining acreage. If you're after a hunt, that's the right door.

Why the water stays
Sandy soil covers this ground, but about eight inches down it turns to dense clay that passes water some thirty times slower. Deeper, and just to the northwest, lies Kemp Clay: the floor of a sea from the last age of the dinosaurs. Rain soaks in, meets the clay, and slows. That is likely why ponds here hold water.

Let your eyes adjust
This is a rural sky, roughly class 3 to 4 on the Bortle scale astronomers use to rate darkness. By satellite estimates, man-made light here is still a little less than the sky's own natural glow.
The western horizon
